Property Appeal Form

Filing this form will create an appeal of the County Assessor’s opinion of value and/or classification of the property. The Board of Equalization can increase, decrease, or not change the value of the property appealed.

Property owners who disagree with the value or classification of their real estate or personal property can appeal to the Board of Equalization.

Property owners may file an appeal between May 1 and the second Monday in July, in accordance with state law.

Appellants are strongly encouraged to submit evidence to support their opinion of value. See Frequently Asked Questions for examples of evidence you can submit to support your appeal.

Please submit all of your evidence at the same time as your appeal. We may have to reschedule your hearing if you decide to submit additional evidence after you submit your appeal.

If you wish to submit additional evidence after you submit your appeal, or if you are unable to submit all of your evidence because of the file number and file size limits of the system, fill out the Cover Sheet for Appeal Supplemental Documents for real estate or personal property, and submit that form with your additional evidence in one of the following ways by the second Monday in July:

  1. By email to boe@stlouiscountymo.gov. In the subject line, please include “Supplemental Documents” and the locator or account number of your property.

  2. By U.S. mail, postmarked by the second Monday in July, to:
  3. St. Louis County Board of Equalization
    	41 South Central Avenue
    	Clayton, MO 63105

  4. By drop off at:
  5. County Administration Building
    	Attn: Board of Equalization
    	41 South Central Avenue
    	Clayton, MO 63105

Appeals and all evidence must be submitted by the filing deadline (second Monday in July).

A hearing will be scheduled for every appeal filed on time. However, appellants may waive their right to participate in a hearing and the Board of Equalization will decide the appeal based on the evidence submitted.

Decision letters will be mailed to appellants after all hearings have concluded in the Fall.
